Playa del Carmen lies within Mexico’s restricted coastal zone, so foreign buyers purchase through a bank trust (fideicomiso) — a secure, widely used legal structure in the Riviera Maya in which a Mexican bank holds the property title in your favor. Each fraction is purchased with an initial down payment followed by 18 monthly payments in U.S. dollars (USD); the amount varies by season and the number of weeks chosen.
Kharma Kahatsa’ 1 fractional residences are delivered in the second half of 2029, and Kharma Kahatsa’ 2 in the second half of 2030.
It is a co-ownership model in which you purchase weeks of use of a luxury residence rather than the entire property — at a fraction of the cost, with all the benefits of a second vacation home.
